Heated
debate! Connie tryied to explain that cities like
Los Angeles have residents are already having a hard
time. They must take whatever job they can find and
most often it is in expensive cities like Los Angeles
and not outside areas. Costs of renting are more commonly
coming very close to the cost of ownership. Furthermore,
anyone who qualifies for a loan today is a good risk
compared to years of helping people that really could
not afford the financial burden long-term. David's
points were well explain as usual while Connie was
trying to get the point across that hear in Los Angeles,
the cost of living is so much higher. Living in Los
Angeles demands a much higher income than most cities
across the country. Entire
segment too long 7 min- so it was cut down. Original

Should
the government become more involved in the housing
market. Have their efforts worked? This is the topic
of discussion. Connie argues that more involvement
is probably not the answer and that the housing market
is further struggling because of very difficult financing
requirements. Demand is better than the numbers show
but buyers are finding it challenging to obtain financing.

"CAVUTO"
|
|
I
spoke on April 29th with Neil Cavuto on the Fox Business
show "CAVUTO" about the expiration of the
tax credit. I went on the record saying that the tax
credit was necessary to get buyers off the fence at
a time there was so much fear in the marketplace.
The tax credit targeted low-end housing (where the
most distressed appeared) and first-time home buyers.
At one point 50 percent of the buyers (nationwide)
were first-time buyers so this tax credit did appear
to stimulate housing. Latest reports now show that
investors were responsible for 19 percent of the transactions
in March. It is safe to say that many of these investors
were not motivated by the tax credit or interest rates
since a large number purchased with all cash. I stressed
that it is the price that has brought investors and
buyers back into the marketplace: therefore, we do
not to give a tax credit when buyers are now buying
in all price ranges because of attractive prices that
exist today. |
