1. WHAT ARE THE DIFFERENT INSPECTIONS ONE SHOULD CONSIDER?
General Physical home inspection, foundation, sewer line, geological, mold, drainage, roof. It is customary that the Seller pay for a Termite inspection by a licensed company- this must be done and usually the Seller pays for Section 1 work per the contract. The Seller usually pays for retrofitting as well so a company should inspect the property to see which items need work to meet City standards. The Buyer has the option of doing any or all of the following inspections but must pay for most of these inspections:

  • General Physical
  • Mold
  • Chimney
  • Foundation
  • Drainage
  • Pest
  • Sewer
  • Roof
  • Lead Based Paint
  • Geological
  • Pool & Spa
  • Land Survey

2. WHO HELPS A BUYER FIND THESE COMPANIES & INSPECTORS?
Your Realtor should have a list of inspectors that they have worked with in the past that they can provide. However, a Buyer may have someone that they are familiar with that they would rather use.

3. HOW MUCH DO THESE INSPECTIONS COST?
Depending on the size of the home, a general home inspection usually runs around $350. The other inspections can cost several hundred dollars or several thousands!
