This section is perhaps the most important section because it deals directly with your ability to maximize your profit or obtain your dream home at an unbelievable price. For this reason, I will often add information to this page so keep coming back! Below you will find what I feel is vital information that ALL Buyers and Sellers simply can't afford to be without.
BUYER INFORMATION and Thoughts:

Dear Buyer,

The time is right for all qualified buyers or those with cash, to start looking and yes, start BUYING. Do not wait for Sellers to put the home you like at that "deal price" or you may be competing with other buyers. Find the home you like, have an experienced Realtor research prices and look at values going back to 2003-2004. When you have a number that can be supported by data, your offer will face serious consideration. Initially, the Seller or agent may be troubled by your offer but if it is based on something reasonable, it will be considered. Remember, it is not enough to say the market is bad so my offer is _______. Again, having an experienced well liked Realtor help you in this process will offer better results in this confusing marketplace. SELLER INFORMATION:

Dear Seller,

The market has changed but homes are still selling. In Southern California the number of sales in Sept 2008 were up 65 percent over Sept 2007! Many of those sales were foreclosure re-sales but this statistic indicates that buyers will buy when the "price is right".

If you need to sell today, begin meeting with experienced Realtors that have sold many homes in your area. You want to hire someone that knows each comparable home that has sold within the past few months or they will have trouble defending your asking price to buyers. Remember, buyers have been looking for a long time and do know the market very well. Secondly, your Realtor must have a positive attitude and the energy to show your house a hundred times, enter into multiple escrows- just doing whatever it takes to get your home sold. Today's market requires that you select the VERY BEST for this very important job. And please feel free to call me as I have found excellent Realtors for Sellers all across the nation!
